Being aware of what you are doing and why, maintaining integrity, always using your main goal as a compass, is extremely important for generating attractive value.
Last week, in Beşiktaş, the owner of an apartment in a project where I previously sold a residence apartment contacted me and expressed their desire to work on renting out the apartment.
My standard approach, especially regarding properties to be sold and rented in the premium real estate segment, is as follows:
First, I prefer to meet the property owner in person. This is both to get to know each other better and to understand their expectations.
If the process is progressing positively, in the next stage, I prefer to see the property in person. I both create a floor plan with my laser pointer and clarify the current scenario of the property.
Since I have been in contact with the property owner for a long time, I decided to leave the face-to-face visit for a later stage.
When I wanted to see the residence apartment, they said that the real estate office that had the key was across the street and that I could only come if I had a client.
The property owner said they could share a video.
When I told him I wanted to present my valuation report and marketing efforts to find a target tenant in person, he said it wasn't necessary and that he was too busy. When I then suggested an online meeting to present my work, he said he'd never seen such an approach before and that he planned to spend all his time with his son who was visiting from abroad. I told him I'd rather not provide the service than do incomplete work.
The process didn't move forward.
In the premium real estate segment, I try to manage the entire process with great care, considering the value of the property, the cost per unit of time spent, and the fact that the target buyer or tenant pool is very small in number and geographically extensive. A lack of attention at one stage will lead to inefficient progress throughout the entire process.
In my opinion, a qualified real estate consultant is someone who can always call the line when necessary. Someone who can combine logic and common sense in the process.
