How Efficient is the Marketing Process of Beşiktaş Residence Flats?

During the week, I prepared and presented an expert report to a property owner who wanted to sell his residence flat in the Selenium Twins residence project.
While creating my expert report, I examined the m2 prices of residence flats that have been advertised for a long time, as well as the current advertisements.
I made a price evaluation through the valuation program.
In the meantime, of course, I also examined the current advertisements.
There were nearly 70 advertisements on different floors for the same type of flat. The price range varied between 24 million TL and 82 million TL.
When I examined the advertisements more closely, as I always see in the residence projects in the region, there were advertisements of more than one different real estate agent for the same residence flat.
I have been providing services to residence flats in the Gayrettepe region for 3.5 years.
An issue that I observe with regret is unauthorized work in residence flats.
Unauthorized, or irresponsible, work on such valuable real estate not only keeps the quality of marketing activities to a minimum, but also causes the pricing and bargaining process to end up against the property owner.
As with other types of real estate, there is only one logical method in selling residences. To give authority, that is, responsibility, to the expert real estate agent for the residence real estate business and the relevant project.
Because only experts can produce value.
Otherwise, at the end of the day, it will always be the residence owner who suffers a loss, due to real estate being priced below its peers just to attract buyers, presentations made to a very limited pool, and impatient and insufficiently motivated negotiations during the bargaining phase.
