In my opinion, if you are considering buying a residence flat in Beşiktaş for investment purposes, I think furnished rental is the most attractive method of generating income.
In this context, 1+1 or 2+1 would be the best residence flat options.
I don't think the region or project is very important, each region and project has its own demand group.
I don't think the Bosphorus view is of great importance when renting furnished. Because there are tenant profiles with different budgets in the residence flat.
However, when considering the sale of a residence flat, having a Bosphorus view will positively differentiate the sales process and price level.
